T47 Finance — Finance Strategists

Your loan is a structure, not a rate.

Most brokers start with a product. I start with your numbers — what you earn, what you owe, and what the next fifteen years actually look like. Then we talk about lenders.

Since 2002
First licensed as a finance broker in WA, back when the Finance Brokers Supervisory Board still ran the register.
7 years
Financial Controller of a Canning Vale engineering firm, before returning to broking in 2024.
60+ lenders
Access to the major banks, mutuals, non-banks and Keystart through my aggregator's panel.

Based in Western Australia. Appointments by phone, video or in person.

The number nobody shows you at the start.

On a thirty-year principal-and-interest home loan, more than half of everything you hand over across the life of the loan is interest — not the amount you borrowed. How the loan is structured decides how much of that half you actually end up paying.

Illustration only, for discussion purposes. Based on a principal-and-interest loan repaid over a full thirty-year term. The actual split varies with the interest rate, the term, the repayment type and how the loan is structured. No credit product is being advertised here, and this is not a quote, an offer of credit or credit assistance. Normal lending criteria apply.

What I help with

Every conversation starts the same way — with your position on paper. Where it goes from there depends on what the numbers say.

Buying a home

First home or next home. Working out what you can comfortably carry, what lenders will actually accept, and how to get there without stretching yourself thin. Keystart included, where it fits.

Refinancing

You've had the same loan for years and nobody has looked at it since. We check what it's costing you now, what switching would cost, and whether the move is worth making.

Investment lending

Structuring borrowing across multiple properties — how loans are split, how securities are held, and how that shapes your options later.

Commercial & development

Commercial property, land subdivision, construction and residual stock. Assessed on whether the project pays for itself rather than on household income. How development finance works.

The Cashflow Drilldown

As a separate service to helping you arrange a loan, I also offer a budget management service I refer to as the Cashflow Drilldown.

I established this service after multiple clients identified a lack of savings as a barrier to entering the property market. Almost nobody knew the full extent of what happens to their money the moment it hits their account, or understood how historical decisions were affecting their current cashflow.

Twelve months of real statements, every transaction categorised by hand, laid out so you can see it. A full year, because rates, insurance and registration only show up once. Then a written breakdown you keep, and a second look a few months on to see what actually changed.

$1,980 including GST — that's $1,800 plus $180 GST, covering the statement work, the session, the written breakdown and the follow-up review. If you don't think it was worth it, you get all of it back.

As mentioned, it is a paid service, separate from any loan, with no obligation to arrange finance through me at the end of it. The fee is not a cost of obtaining credit and it is not quoted, charged or disclosed as part of any credit assistance.

How the Drilldown works

  • Every account and every card, not a sample
  • Categorised by hand, not estimated
  • Compared against what a household your size actually spends
  • A written breakdown you keep
  • A follow-up review a few months later

Where I stop

A loan is one piece of a bigger picture, and some of what comes up in these conversations isn't a lending question at all. Superannuation. Life and income protection cover. Whether a structure works for tax. Whether an investment is the right one.

I'm not licensed to advise on any of that, and I don't. From 2003 to 2007 I was an authorised representative under an Australian Financial Services licence, working in financial planning. That authorisation ended a long time ago and it doesn't come back just because I remember how it worked.

What it does mean is that I can usually tell when the question you're asking me is really a planning question, and say so early rather than letting it sit. You'll leave with your own numbers in order and a clear sense of what to ask — which makes the conversation with a qualified adviser a shorter and cheaper one than it would otherwise have been.

Same goes for tax and legal structuring. That's your accountant and your solicitor, and I'll tell you when it's time to call them.

The lenders I can go to

Sixty-one of them, through Specialist Finance Group. The majors are on the list, but so are the mutuals, the non-banks and the specialists — which matters when your situation doesn't fit a standard credit policy.

These lenders form the panel of my aggregator, Mortgage Specialists Pty Ltd trading as Specialist Finance Group, through which loan applications are submitted. Accreditation is required with each individual lender and I may not be accredited with every lender shown. Where I am not, I can refer you to another Specialist Finance Group broker who is.

How it works

Four steps. The first two cost you nothing and carry no obligation.

We map where you stand

Income, commitments, existing loans, what you own. Twenty minutes on the phone and a short form. No credit check at this stage.

You see the maths

What your current position costs over time, and what changing the structure would do to it. Plain numbers, no product names yet.

We look at the market

If the numbers say a move is worth making, I compare what's available across the lenders on my panel and explain why each one lands where it does. You get my reasoning in writing.

I handle the application

Paperwork, lender questions, valuation, settlement. You get told what's happening at each stage rather than having to chase it.

About Marcus

I was first licensed as a finance broker in 2002, back when brokers in Western Australia answered to the Finance Brokers Supervisory Board and ASIC had nothing to do with credit at all.

In 2017 I stopped broking and went the other way. Seven years as Financial Controller of an engineering firm in Canning Vale, where the numbers weren't a sales tool — they were the job. Cashflow, forecasts, and what a decision actually costs over three years rather than three months.

That's what changed how I work. When I came back to broking in 2024, I came back with the habit of building the whole picture first and only then asking which product fits it. Not the other way around.

Because the thing that still surprises people is how little they were ever told about their own loan. Not because anyone hid it — because the conversation almost always starts at the product, and skips straight past the part that matters most.

So I start with your numbers instead. Sometimes that leads to a new loan and sometimes it leads to you staying exactly where you are, which is a perfectly good outcome and one I'd rather tell you honestly.
